The first task is to find out what your home is worth and you may consider asking several local estate agents to give you a market valuation figure.

Remember this figure is the initial asking price recommended for marketing and there is no guarantee that it will sell for this price.

Your estate agent should discuss local market conditions with you and a realistic selling price which they should be able to back up with factual comparable sales evidence.

Energy Performance Certificate

An Energy Performance Certificate (EPC) is required for all domestic and commercial buildings in the UK which are made available to let or buy as well as new build properties (Note: the only current exception being Listed properties). We can organise the EPC to be carried out for you with an experienced, trusted assessor (the certificate will be yours to use and is valid for 10 years). An EPC contains information about the property’s energy use and typical energy costs and rates the property from A (most efficient) to G (least efficient). Government guidelines...

Instruct a Solicitor

Once a sale is agreed on your property, instructing a solicitor becomes the next stage in the legal process. It is advisable to work with an efficient and trusted solicitor whom has good local knowledge of the area and one  you feel will keep you informed. We work closely with a number of reputable solicitors within well-established firms, who we are happy to recommend to you to help reduce your stresses during the critical weeks before exchange of contracts. Our experience suggests choosing service delivery over price is always advisable.

Sales progressing

Some agents feel that once the sale is agreed, their job is done – we know that this is only the beginning. We help to navigate buyers and sellers through the legal process, anticipating issues and co-ordinating all parties, towards the all-important exchange of contracts. Nationally almost a third of home sales in the UK fall through before exchange of contracts. At D&G we manage 90% of our property transactions successfully through to completion and this is simply down to this dedicated service.
