Seller's Guide

Request a Valuation

Request a valuation

The first task is to find out what your home is worth and you may consider asking several local estate agents to give you a market valuation figure.

Remember this figure is the initial asking price recommended for marketing and there is no guarantee that it will sell for this price.

Your estate agent should discuss local market conditions with you and a realistic selling price which they should be able to back up with factual comparable sales evidence.

How to choose an Estate Agent

We help explain why we believe you should choose us as the top selling Agent in our area and why we feel that it is important to assess the service you are getting for your fee. We are confident in advising our clients to obtain more than one valuation, as we stand by the level of service that we offer, by achieving the best price for your property, from the agreed sale through to completion. Click here

Energy Performance Certificate

An Energy Performance Certificate (EPC) is required for all domestic and commercial buildings in the UK which are made available to let or buy as well as new build properties (Note: the only current exception being Listed properties). We can organise the EPC to be carried out for you with an experienced, trusted assessor (the certificate will be yours to use and is valid for 10 years). How to prepare your home for sale

Our experience of selling homes has enabled us to produce the helpful attached guide for owners, on how to prepare their property for sale, taking the stress out of preparation worries. Before coming to the market, our highly experienced team will provide you with comprehensive advice on how to present your property to achieve the very best selling price. Click here

Instruct a Solicitor

Once a sale is agreed on your property, instructing a solicitor becomes the next stage in the legal process. It is advisable to work with an efficient and trusted solicitor whom has good local knowledge of the area and one  you feel will keep you informed. We work closely with a number of reputable solicitors within well-established firms, who we are happy to recommend to you to help reduce your stresses during the critical weeks before exchange of contracts. Our experience suggests choosing service delivery over price is always advisable.

Sales progressing

Some agents feel that once the sale is agreed, their job is done – we know that this is only the beginning. We help to navigate buyers and sellers through the legal process, anticipating issues and co-ordinating all parties, towards the all-important exchange of contracts. Nationally almost a third of home sales in the UK fall through before exchange of contracts. At D&G we manage 90% of our property transactions successfully through to completion and this is simply down to this dedicated service. We are here to help make this process as stress-free as possible.

Moving home timeline

We have created the attached Moving Home Timeline, to help you organise all matters outside of the selling process, relating to your move (ie changes of address).  We even remind you to pack the kettle and teabags last…. Read more

"Just a quick mail to thank you for the professional and dedicated manner in which Kennet Close was sold. Plus a Thank you for being involved with the purchase of Warmans close via the not so professional agent in Didcot! (Holding my self back on that subject) I would have sent a mail earlier but unfortunately, Warmans wasn't left to us in a particularly great condition. Although after clearing away the grime and much DIY the house is starting to show it'self as a lovely place to live. Thank you again."
